Tenant Placement


Fee: 50% of one Month's rent
  • Evaluate the Property and Rent Potential
  • Advertise the Property in print and online
  • Show Property to Potential Tenants
  • Obtain and Process Credit Applications
  • Run Credit Reports
  • Perform Inventory and Condition Inspection
  • Verify Employment and Past Rental Information
  • Intiate Lease with Tenant
  • Collect Security Deposits/Prepaid Rent


Month to Month Management


Fee: 10% of Collected Rent
  • Collect Rent
  • Pursue Late/Delinquent Rent
  • Sue for Rents as Required (1)
  • Eviction as REquired (1)
  • Notice to Tenant/Owner of any Status Change
  • Process Maintenance Calls
  • Dispatch Vendors/Contractors to Services (2)
  • Respond to Tenant/Owner Calls and Problems
  • Account for all Income and Expenditures


Re-Lease to Existing Tenant


Fee: 15% of One Month's Rent
  • Evaluate Property and Market for Rent
  • Advise Owner Regarding Re-Lease and Rate
  • Evaluate Existing Tenant for Care of Property
  • Evaluate Existing Tenant for Payment History, Etc.
  • Initiate New Lease with Existing Tenant
  • Evaluate Existing Tenant for Service Calls


Services related to Collection/Eviction


  • Notice to Vacate
  • Notice to Quit
  • Demand for Compliance/Possession of Premises
  • Monitor Attorney during F.E.D. Eviction
  • Place Account with Collection Agency


***Insurance:

Every Owner is required to carry Fire and Extended Coverage Insurance on the Property. Insurance must also list Heartstone Properties LLC as additional insured.

NOTES:

1) Any actual Attorney's fees or Costs are paid by the Owner.
2) Supervising/Coordinating major removations and repairs may not be covered by the regular Management Fees and be subject to separate negotiations. All Contractors/Vendor labor and material are paid for by the Owner.
3) Collective fees are paid by the Owner or deducted from the collected proceeds.
